We only make money when you make money.
Choose between our two packages: Fully Managed and Remotely Managed.
Fully Managed: We apply a 30% commission on all monthly reservations to cover operational costs under this option. Additionally, we issue separate invoices for cleaning fees and supplies. After accounting for OTA fees and cleaning costs, we deduct 30% from your final monthly earnings.
Example:
Suppose your unit generates $3000, including OTA fees and cleaning costs.
Airbnb fees: 3% ($90)
Cleaning fees: $200
Post OTA fees and cleaning costs, the total comes to $2710.
Our Fully Managed fee equals 30% of $2710, totaling $813.
Remotely Managed: With Remotely Managed, we implement a 10% commission on gross monthly income, encompassing OTA fees and cleaning costs.
Example:
Your unit generates $3000, encompassing OTA fees and cleaning costs.
Our Remotely Managed fee is 10% of $3000, equaling $300.
We do! Modern Fox Rentals offers linens, pillowcases, and towels to cater to your property's needs. *This service is exclusively available for properties under our Fully Managed package.
In short, yes. We know it’s an added cost, but the risk of not having insurance isn't worth it.

Nope! Our cleaners will take care of all that fun stuff.
Absolutely! We would set up a meeting with your current cleaners and train them on our "Modern Fox Method" of our processes and how we care for our managed properties. We'll also take care of paying your cleaners.
We handle cleaning fees as a direct pass-through to your cleaners. We don't make money on your cleaning fees, so we'll make sure to set the cleaning fee for your property to whatever you and your cleaner have agreed.
We add your account to our management software so we can speak as you on your behalf. You'll still have full access to your Airbnb/VRBO account. Your account is yours to keep and own. We never take digital ownership of your listings, ever.
You’ll receive payments directly through Airbnb/VRBO, the same way as before working with Modern Fox Rentals - although now those payouts should be a little larger!
We mainly focus our efforts on "entire places." However, if you share a space with a roommate or want to rent just one room at your property, we can do that too! Every property and situation is different, and we can find the best way to accommodate you and your future guests.
Guests love a uniquely decorated Airbnb, so we understand if you have personal possessions in the unit. We photograph the unit before and after each reservation, but we don’t take inventory of the personal items inside. We recommend removing or locking up any sentimental or irreplaceable items before welcoming guests.
It's not common, but sometimes these things happen.
If so, Airbnb has host protection insurance called "AirCover," and we'll assist you in opening a claim with Airbnb and recouping damage fees.
VRBO also has its "$1M Liability Insurance" that protects you and your property during guest stays.
We also educate you on "short-term rental insurance" - Most likely, your rental policy/homeowner insurance doesn't cover short-term rentals. Our preferred vendor is "Proper Insurance," and they love us! We're happy to introduce you. We want to help you and your property stay protected.
At the end of every month, we (Modern Fox Rentals) will send you an invoice that needs to be paid upon receipt. We'll have to suspend all our services if we don't receive payment in 48 hours. If you prefer, we can set up an ACH "auto-pay" option, so you don't have to worry about submitting payment manually each month.
Our invoices are well documented, so you can easily submit them to your bookkeeper/accountant for taxes too!
